HOW TO READ THE UPDATE:
THE UPDATE IS SEPARATED INTO THREE CATEGORIES: RESIDENCE, CONDOMINIUM AND LAND.

THESE CATEGORIES ARE IN TURN BROKEN DOWN INTO FOUR ADDITIONAL CATEGORIES: ACTIVE LISTINGS, BACK ON THE MARKET, PRICE CHANGES AND SALES.  THOSE UNDER SALES (STATUS "S") ARE SOLD AND NO LONGER AVAILABLE.  SOMETIMES THE COMPUTER ON OAHU PUTS AN "S" LISTING OR A "U" (UNDER CONTRACT) LISTING IN THE ACTIVE ("A") CATEGORY BY MISTAKE.  I TRY AND CORRECT THESE TYPES OF ERRORS BUT APOLOGIZE FOR ANY CONFUSION IF I OVERLOOK ONE.  PRICE CHANGES: A RED MINUS SIGN (-) INDICATES A DECREASE IN PRICE AND A GREEN PLUS SIGN (+) AN INCREASE IN PRICE.

IN THE ONE LINE LISTINGS YOU WILL SEE THESE DESIGNATIONS:

"MLS#" : THE MLS (Multiple Listing Service) NUMBER IS A PROPERTIES INDIVIDUAL IDENTIFICATION NUMBER. PLEASE INCLUDE THE MLS NUMBER WITH YOUR INQUIRIES.

"TP" STANDS FOR "TYPE"  THE TYPE OF PROPERTY.  "RS" IS A RESIDENCE.  "RC" IS A RESIDENCE-CONDO.  "T" IS A CONDOMINIUM.  "LN" IS LAND.

"ST" STANDS FOR "STATUS".  "A" IS AN "ACTIVE" LISTING.  "S" IS A SOLD LISTING.

"TaxKey"  THE TaxKey (OR TMK)  NUMBER IS THE SET OF FIVE OR SIX NUMBERS SEPARATED BY DASHES (CONDOS HAVE 6 NUMBERS). THE FIRST TWO NUMBERS GIVE THE APPROXIMATE LOCATION.   3-5 IS NORTH KOHALA, THE NORTHERN TIP OF THE ISLAND WHERE HAWI, KAPAAU  AND KOHALA RANCH ARE LOCATED.  3-6 IS SOUTH KOHALA WHERE MOST OF THE HOTELS AND THE TOWNS OF WAIKOLOA AND WAIMEA  ARE LOCATED.  3-7 IS NORTH KONA WHERE THE AIRPORT, KAILUA AND KEAUHOU (CONNECTED BY ALII DRIVE) ARE LOCATED.  3-8 IS SOUTH KONA WHICH STARTS JUST PAST THE TOWN OF HONALO AND TAKES IN KEALAKEKUA, CAPTAIN COOK AND ON DOWN TO MILOLII.  KEALAKEKUA BAY (CAPTAIN COOK'S MONUMENT) AND CITY OF REFUGE ARE IN SOUTH KONA.   A DETAILED EXPLANATION AND MAP OF TaxKey IS AVAILABLE UPON REQUEST.

"Tnr" STANDS FOR "LAND TENURE"  LEASEHOLD (LH) IS A FORM OF OWNERSHIP WHERE YOU LEASE THE LAND. FEE SIMPLE (FS) IS WHERE YOU OWN THE LAND.  TOGETHER THESE FORMS OF OWNERSHIP ARE CALLED "LAND TENURE".  A DETAILED EXPLANATION OF LHvsFS IS AVAILABLE FROM ME UPON REQUEST.

AT THE FAR RIGHT OF THE LISTING LINE YOU WILL SEE SOME NUMBERS.  FOR RESIDENCE AND CONDOS THE FIRST NUMBER IS THE LIVING AREA OF THE UNIT AND THEN THE BEDROOMS AND BATHS.  FOR LAND IT'S THE NUMBER OF SQUARE FEET OR ACRES.

CUSTOM LIST OF PROPERTIES WHICH MEET YOUR OWN PERSONAL CRITERIA,  please send me your property parameters.  I can send you a Custom List of all similar properties currently on the market. The UPdate just covers one days activity (all the transactions that occurred that day in every property category). A Custom List will have ALL active listings, with only YOUR personal parameters and category choices, regardless of the date  the properties were listed.  The most common parameters are:

1. property category (home, condo, raw land)
2.geographical location (area of the island, town or vicinity, mountain or ocean, etc.)
3. land area
4. living area
5. view preferred (ocean, mountain, both, doesn't matter)
6. bedrooms
7. baths,  and most importantly
8. PRICE RANGE!! (it's a required parameter I have to plug into my search program)

 PLEASE READ: Since you are new to the UPdate I need to request your assistance and cooperation to help me serve you better. I will always answer your questions when a message appears from you in my inbox, but most likely you will not hear from me again unless you write me again. I get 30 to 50 emails a day. Because there are over 2000 people on the list, space constraints dictate that I must delete every message I receive when I answer it AND my response. With all your original letters and my responses deleted, I cannot possibly remember everyone who might need a follow-up or a reminder.  When I go through my inbox, if there is no new message from you, there will be no way for me to know that you need to hear from me. Consequently, if you have any questions, WRITE ME. If you are wondering what's going on with your inquiry, WRITE ME. There have been many new additions to the UPdate recently and an unusual number of requests for Custom Lists and information on individual listings. Consequently I may not be able to respond to a request the same day. If it's urgent, please phone me at 808-989-3491, especially if you are planning a trip to Kona soon!! Those who phone will receive an answer to their questions immediately. 

When you are planning a trip to Kona, an email to me is not always enough; especially if it's on short notice.  If you don't receive a response to your email by the next day, I may not have received it, SO PLEASE PHONE!!  If I don't know what you want to see, it takes a couple of days to work up the list, print out the listings (copy for you copy for me), find and copy the maps and plan the itinerary. Once I get the itinerary, I need 48 hours notice to make appointments to look at homes or condos (land is no problem as you don't need appointments). So PLEASE, if you haven't heard from me a week before you plan to leave, CALL ME!! 808-989-3491 (no 808 necessary from the neighbor islands) AND, BRING THIS PHONE NUMBER WITH YOU. Sometimes the voice mail at the office doesn't work properly. I carry this cell phone with me everywhere and rarely miss a call. But if I do, the voice mail works and I check it regularly.
